Offer period

Once you found your desired villa, we provide you with a booking offer that stands 24h. This offer contains the requested dates and final prices, incl. services, cleanings, required advance payments and security deposits. If you confirm this offer later than 24h, it may occur that you have to request your desired villa again, because we cannot guarantee availability and prices for longer than mentioned timeframe.

Confirmation and payment

After you confirm our offer, you have 48h to make a down payment of 50% of the rental price. You will receive a draft for a rental contract together with payment instructions. The rental contract is due to be signed by the guest and the villa host. The communication regarding the contract may go through us or the villa host directly.

After the contract is signed, your villa booking is secured, and you have plenty of time to start organizing additional concierge services or special requests. 30 days prior to your arrival you need to transfer the remaining 50% of the rental price.

International VAT rates

All our prices incl. local VAT. Due to technical reasons we can´t display the exact amount during the villa-request process. That´s why you can look them up here for all our destinations:

Spain - 10% VAT
Greece - 13% VAT
Indonesia - 11% VAT
Thailand - 7% VAT (until sep 2023), usually 10%
USA - 20% VAT
Morocco - 10% VAT
UAE - 5% VAT
Mexico - 16% VAT

Risk of cancellation

If you don't make your payments in time, your booking will be automatically cancelled. In this case you will not get a refund of your down payment. The reason for this the following:

All our villa hosts need to plan the season way ahead in order to make sure that the villas reach their occupancy rates to cover all their operational costs and pay their staff. Short notice cancellations are worst case because it makes it impossible for the hosts to find replacement bookings for the cancelled periods at equal conditions. This usually means a huge loss that´s hardly to cover. We hope you understand this.

Terms and Conditions / Travel insurance

Please also make sure you read the specific rental conditions carefully while choosing your dream villa. All information provided here can be found directly on the villa offer sites alongside our Terms and Conditions. It may also be the case, that individual villas have different conditions since these are set by the hosts directly and not by TOM BENZON. So, take your time and don´t rush anything.

In any case, our recommendation is always to think about getting a travel insurance if you feel uncertain that your plans might change or if you simply want to be protected against unforeseen circumstances. We can help you find the one that fits your needs if you don´t have by hand.

Once you have completed the second payment you are set to relax and wait until your journey finally starts.

Security deposit:

The individual security deposits can be paid from two week prior to arrival until arrival date. The amount of the deposit differs from hosts to host and villa to villa, depending on the actual value of the house and its provided amenities. Some villas request the transfer of the deposit already 14 days before arrival. We will inform you about this at the time of booking.

Once you check out, the villa will be checked thoroughly by the on-ground staff and the deposit will be returned to you within 3-5 working days in case there are no substantial damages.
